1. Roof Inspection
The roof is one of the most critical—and costly—components of any home. I inspect:

3. Exterior Inspection

4. Foundation, Basement & Structure
Your home's foundation is literally what everything rests on. I assess:

5. Cooling System
Comfort starts with efficient cooling. I inspect:
- •System type and energy source
- •Age and visible condition
- •Thermostat function
- •Visible signs of wear or improper installation
6. Heating System
Essential for winter living—especially in Western PA! I evaluate:
- •System type (furnace, boiler, heat pump)
- •Energy source and installation quality
- •Age and condition
- •Thermostat performance
- •Signs of corrosion or deferred maintenance
7. Fireplace & Chimney
A cozy fireplace can hide big safety risks. I check:
- •Firebox and visible chimney structure
- •Damper operation and lintels
- •Clean-out doors and frames
- •Creosote buildup or visible damage
8. Plumbing System
Leaks, pressure issues, and improper drainage are key concerns. I inspect:
- •Main water shut-off valve and water heater
- •Toilets, faucets, tubs, and sinks
- •Visible drain lines and venting
- •Signs of corrosion, leaks, or slow drainage
9. Electrical System
Electrical safety is non-negotiable. My inspections include:

10. Interior Features
I assess the home's interior for function, safety, and visible damage:

11. Free Thermal Imaging
Unlike many inspectors, I include thermal imaging with every inspection at no extra charge. This tool helps me detect:

Mold Testing (IAC2 Certified)
I collect air or surface samples to check for elevated mold spore levels. Especially important if you're concerned about allergies, moisture issues, or musty odors.
Radon Testing
I test for radon gas, a naturally occurring carcinogen that can seep into basements from the soil. Long-term exposure is dangerous—and completely invisible.
Sewer Scope
I use a camera to inspect your main sewer line for cracks, root intrusion, or blockages—issues that can cost thousands if unnoticed.
