Retaining walls are common around Murrysville and western Pennsylvania because of hills, driveways, patios, walkways, and changing grades. A wall may be routine landscaping, or it may be holding back a serious amount of soil and water pressure.
Water is the big story.
Many retaining wall problems are drainage problems first. Soil pressure and water pressure often work together.
Movement Clues
Leaning, cracking, bulging, and separation matter.
During a home inspection, Michael looks for visible signs that a wall is moving or being overloaded: leaning, bowing, bulging, stair-step cracking, rotated blocks, separated caps, failing mortar, displaced stones, settlement at the top, or soil washing through joints. Some walls are cosmetic landscape features. Others support driveways, patios, yards, or structures. The more important the wall is, the more important evaluation becomes.
Drainage
A retaining wall needs somewhere for water to go.
Retaining walls should be designed with drainage in mind. Water trapped behind a wall can increase pressure dramatically, especially during heavy rain or freeze/thaw cycles. Weep holes, drainage stone, proper backfill, grading, and surface water control can all influence performance. If water is dumping behind the wall from downspouts, patios, or slopes, the wall may be under more stress than it appears.
Buyer Questions
Ask about ownership, repairs, and further evaluation.
Buyers should ask whether the seller has repair history, engineering documents, contractor invoices, or maintenance records. If a wall shows significant movement, supports something important, or appears unsafe, the next step may be evaluation by a qualified wall contractor or structural professional. A general home inspection can document visible conditions, but it is not a structural engineering design review.
